Charlie's Tropic Heating & Air is a local, family-owned HVAC company located at 750 Mayport Road, Atlantic Beach, FL 32233. Established in 1998, we are a BBB Accredited business and Bryant Factory Authorized Dealer providing heating, cooling, and indoor air quality services across Duval County and Northeast Florida.

Throughout these Terms, "we," "us," and "our" refer to Charlie's Tropic Heating & Air. "You" and "your" refer to the individual or entity engaging our services or using our website.


Use of Our Website

Our website is provided for informational purposes about our HVAC services. All content is the property of Charlie's Tropic Heating & Air and is protected by applicable copyright and intellectual property laws. You may browse our site, submit contact forms, and access information about our services. You may not reproduce content without written consent, use automated tools to extract data, or use the website for any unlawful purpose.


Service Agreements & Scheduling

A service agreement is formed when we confirm your appointment and you agree to proceed with the scheduled work. We will provide details about the service to be performed and work with you to find a convenient time.

  • Standard appointments are scheduled during regular business hours with a designated arrival window.
  • Emergency service is available 24/7 for urgent heating and cooling situations.
  • Cancellations — If you need to cancel or reschedule, please contact us as soon as possible.

Customer Responsibilities

To help us deliver the best possible service, we ask that you:

  • Provide accurate information about your HVAC system when scheduling service
  • Ensure safe access to indoor and outdoor equipment
  • Be present (or designate an authorized adult) during the appointment
  • Secure pets during technician visits
  • Notify us promptly if you experience issues following a completed service
  • Disclose any known hazards in the work area

Estimates & Pricing

We provide estimates based on our professional assessment at the time of evaluation. Estimates may be subject to change if additional issues are discovered during service.

  • Diagnostic fees may apply for service calls.
  • Written estimates are provided for major installations and significant repairs before we proceed.
  • Additional work beyond the original estimate requires your approval before we proceed.
  • Emergency rates may differ from standard rates due to after-hours service.

We partner with Wells Fargo and Goodleap to offer flexible financing options for qualifying customers.


Comfort Club & Warranties

Our Comfort Club maintenance plan includes scheduled maintenance visits, priority scheduling, and member benefits as detailed in your membership agreement. The plan covers routine maintenance and tune-ups but does not constitute a warranty against equipment failure. Visit our Comfort Club page for details.

HVAC equipment we install may carry manufacturer warranties from Bryant, Daikin, AprilAire, Reme Halo, or Honeywell. These are governed by the respective manufacturers' terms. As a Bryant Factory Authorized Dealer, we can assist with Bryant warranty claims directly. We also stand behind our own workmanship — if you experience issues with work we've performed, contact us so we can make it right.


Limitation of Liability

To the fullest extent permitted by law, Charlie's Tropic Heating & Air shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from our services, website, or these Terms. Our total liability for any claim shall not exceed the amount paid for the specific service giving rise to the claim.

We are not liable for delays or disruptions caused by circumstances beyond our reasonable control, including natural disasters, power outages, supply chain disruptions, government orders, or manufacturer recalls.


Dispute Resolution

We believe in resolving disputes through open communication. If a concern cannot be resolved directly, both parties agree to attempt mediation before pursuing legal action. Any disputes requiring legal proceedings shall be governed by the laws of the State of Florida and brought in the courts of Duval County, Florida. Text Message (SMS) Communications

Verbal Opt-In

Charlie's Tropic Heating & Air will be collecting opt-in verbally from their customers. The customers will be able to opt in to receive messages either in person at their physical location, or over a phone call if the customer calls. When a customer is registered for the first time, they are asked to provide the phone number, and staff is trained to ask if the customer would like to opt in to SMS-based billing notifications, appointment reminders, dispatch notifications and job completion surveys. They will be verbally informed that “Message and data rates may apply”, “Message frequency may vary”, and they can “text HELP for support or more information and STOP to unsubscribe at any time and no further messages will be sent.” They will also be informed that their phone number will not be shared with third parties for marketing or promotional purposes.
